Clean Life Sublease System

Clean Life conclude a master lease agreement with an apartment owner as a single tenant and pay a fixed guaranteed rent
every month regardless of its vacancy rate. And then, Clean Life sublease the units to occupant tenants to get rental
income.
(10-year agreement. The fixed guaranteed rent payment will be reviewed every 2 years.)
We can provide integrated services including finding new tenants, rent collection, complaint management, building maintenance, and unpaid rent collection in one stop.
Pros
- Stable rental income without concerning of vacancy rate.
- Reducing real estate leasing and management work such as finding new tenants, rent agreement renewal, and move out inspection.

Several fees are incurred when purchasing real estate in Japan, including taxes paid on the basis of Japan's particular legal and regulatory requirements as well as processing fees paid to the real estate agent.
Contract-related fees
- Down payment (10 to 20% of the sales price)
- Stamp Tax on the Purchase Agreement (Documentary stamp tax required for the sales contract.¥10,000–¥160,000)
- Brokerage fees (half the amount)
